President’s Message

This is the holiday season. It is a time for looking back and being thankful as at Thanksgiving and a time for looking forward to gifts and happiness during Christmas and the New Year season.

This year we have a lot to be thankful for. The Galaxy is in the midst of a period of real estate prosperity and the owners of Galaxy apartments are experiencing an appreciation in the value of their Galaxy investment. Prices for apartments at the Galaxy have had dramatic appreciation during the last 18 months, as have the prices of Galaxy rentals. This is good.

With good times and appreciation there comes the time of looking forward. Just as we give Christmas gifts and Hanukah gifts, and we make New Years resolutions, now is the time to see what we are giving ourselves as property owners and managers, and making the resolutions for the future.

In the past year we have started the process of aggressively working on a series of maintenance projects. These projects included full depth restoration of segments of the driveway, repair of two major sections of the garage floor, and the refurbishment of the ladies locker room and the change over of suppliers of our laundry room equipment. These projects will continue into next year and numerous other maintenance and refurbishment projects will be undertaken.

Our maintenance money will be spent on upgrading the Fire alarm system (although the present system is in working order and in full compliance with all regulations.), and integrating that system into new lobby desks which will have to be planed, designed and integrated into the lobby refurbishment. This will be undertaken one lobby at a time and take place over a two to two and a half year period.

Other improvements such a lobby redecoration, again one tower at a time, will also be on the future agenda.

A large portion of the responsibility of the Board of Directors will be the matching of the needs for these maintenance items with the monies as they come available from our reserves and from increases in maintenance charges and user fees. All this work costs money. It is the pledge and resolution of the Board and Management to prudently assign tasks and projects and to determine the priority of these tasks to intelligently perform the work in an order that conserves money while solving the problems at hand. Our New Years resolution, as a Board and with management is to accomplish these goals.

One thing we have learned from our first year as President of the Condominium is that not everyone will be happy with the choices that are made on each project. The News Year resolution in this case is the same as last years. On any project undertaken, the Board will take into account the wishes of what we believe to be the best interest of the owners of this complex. We believe this will please the majority of our residents and owners. In cases where it is warranted we will try to make some of these plans known in advance. As an example, we are working to post the alternative lobby decoration plans where residents can see any changes to be made, and change isn’t a "shock". After all we all live here.

Going forward, we wish everyone a healthy and prosperous New Year. We wish all Galaxy owners prosperity, good resale values and high rental values. We wish our management a year of good decisions, and our Board a year of prudent and wise deliberation. We wish our committees a good year of participation in the Galaxy lifestyle and we wish the Galaxy clubs a year of fun and good socialization. May 2001 be healthy for all of us.
