Spring is coming!
There are a number of things that we all look forward to when spring is coming.
It is the time to talk of new things.
We are looking forward to dressing up the property and administering a number
of capital improvement projects. Our new Facilities Manager, Lynn Moore, has started writing
specifications and contracts for all of this work. Some has already been sent out to bid.
Based upon recommendations from the Renovation Committee and approvals from
the Board, we will be focusing this year on essential repairs and upgrades. Some examples include
roof replacement, concrete repair in the garage, lower plaza repairs, upper plaza repairs, the
beginning of the replacement of the fire alarm systems, repair of the 16th-floor garage
entrance ramp, windowsill repair, landscaping and treadmill replacements in the spa.
Roof Replacement The original roofs of Tower 1 and Tower 3 will be
replaced this year. The Tower 2 roof was replaced several years ago, and the roof over the indoor
pool was replaced at the end of 2000.
Concrete Repairs These will resume as soon as the weather allows. We
need the correct temperature for the concrete to set properly. We will be concentrating on a number
of areas, including the upper plaza, lower plaza and garage. The upper plaza work will continue
with the full-depth replacement of the areas that have heaved over the winter. The manufacturer
of the plaza coating material will be teaching and certifying our masonry crew so that we can
perform this work without the added expense of hiring an outside contractor. Additionally, we
will have the lower plaza (roof of the movie theater) completely repaired.
Fire Alarm System We will be replacing all three of the fire alarm
systems over the next two to three years. This is a project that has taken a great deal of time
and planning, one that we are very pleased to be doing.
16th-Floor Ramp and Garage Floor Repairs The ramp will have
to be closed to vehicular traffic so that we can replace damaged concrete on the upper part of
the ramp. While it is closed, we will also perform an annual wash-down of the ramp to remove road
salts and debris. The under side of the ramp will be inspected, and any areas that need repair
will be attended to at that time. We may need access through certain parking spaces on the north
end of the garage to erect rigid scaffolding for this work. We will notify individuals to remove
their cars as necessary. We are also continuing the program, which we started last year, of
replacing damaged areas of the garage surface.
Windowsills A multiyear project of windowsill inspection, and replacement
where necessary, will commence this year. We will be dropping scaffolding rigs over the sides of
the buildings to perform this work and will notify you before each drop is performed.
Landscaping The planning for the spring planting is well under way with
our new landscaping company. Management and the Board decided that it would be more cost-effective
to hire a professional landscaping company to perform this service, rather than our staff. We are
expecting spectacular results.
Treadmill Replacements We have ordered two treadmills to replace
machines that are worn out. This is part of a five-year program to replace all the treadmills,
which get a great deal of use as part of the exercise equipment in the spa.
Spring Reminder Daylight saving time started on Sunday, April 1, at
2:00 AM. This is a good time to remember to change the battery in your smoke detector or anything
else that requires an annual change of battery.
As you can see, we have been busy making arrangements for improvements in a
number of areas and are committed to continuing to improve the quality of life and your investment
here at The Galaxy in 2001.
